1. Attorney: Chose a reputable Attorney to represent you in your real estate transaction. If you do not have an Attorney we would be happy to recommend one.
  2. Appraisal: You should get an appraisal to make sure you are not paying more than market value.
  3. Termite Reports: We advise anyone buying an existing structure to get a termite inspection.
  4. Home Inspections: We recommend if you have any queries regarding the structure of a property you should get the opinion of a contractor or engineer.
  5. Real Property Taxes: Make sure the real property taxes on the property you are purchasing are paid up to date. Ask your Attorney to verify with the Valuation Section.
  6. Association Fees: If you are purchasing a condo or a property in a gated community make sure maintenance fees are paid up to date. Ask for a letter of confirmation from the Homeowners Association.
  7. Utilities: When the property is closed remember to transfer all utilities into your name. (BEC, BTC, Water & Sewerage, Cable Bahamas)
  8. Insurance: Make sure you have your insurance in place at the time of closing. If you are purchasing a property connected to an association, make sure the association is insuring the property for the proper value.
  9. Title Opinion: Ask your Attorney for a copy of the Title Search for your records.
  10. Conveyance: Make sure you obtain a copy of your Conveyance from your attorney after it has been stamped and recorded.
  11. Survey Markers: Make sure survey markers are in place on the property you are purchasing if markers are not in place the Vendor is responsible, before closing, to have the markers installed by a surveyor.
