December 3, 2007 —Nassau, Bahamas— When many people think of owning a home in the Bahamas, they think of a freestanding house with a lawn to care for.

But increasingly, people in the market to purchase Bahamas real estate are considering other options, such as townhomes and condominiums, said Hazel Wicky, a real estate agent in the Bahamas who is a Broker at Island Living Real Estate in Nassau.

“Condos are popular among young couples and especially among people who want to purchase a second home for a vacation destination,” Wicky said. “They provide all the benefits of home ownership without the responsibility of maintenance and upkeep.”

That freedom is especially sought after among buyers in the market for a vacation home.

“People looking for a vacation home want to come and relax, not worry about whether the roof needs repairing or having to pull weeds out of the flowerbed,” she said.

Condominiums and townhomes often include amenities that a homeowner might otherwise be unable to afford. Examples include swimming pools, tennis courts, clubhouses and work-out facilities.

Caves Heights and Seabridge are two new developments getting a lot of attention from potential homebuyers in the market for luxurious island living, Wicky said.

Caves Heights, a phase of Caves Village in Nassau, is slated to break ground in February 2008. This 86 unit condominium development is a gated community with elevated hilltop ocean and lake views.

Although construction hasn’t started, a number of homebuyers already are inquiring about the properties.

“There is a great deal of excitement involved with a new development,” Wicky said. “Many homebuyers like the idea of being the first to live in a new condo. It’s like buying a new car- that ‘new car’ fever is intoxicating.”

Seabridge is a gated community located on the northwest shore of New Providence Island. Its first phase of construction recently was completed and includes townhomes.

Phase Two construction begins in 2009 and will consist of a six-story mid-rise with condominiums and penthouses. These units will have a more elevated and expansive view of the ocean.

Phase Three, also slated to begin in 2009, will bring additional townhomes and multi-story buildings with condominiums and penthouses. The penthouses will offer a 360-degree view of New Providence Island.
