<p>Most inquiries are for private homes and condominiums in gated communities.</p>

<p>“It is a given that a home with a steady rental history boosts confidence for potential buyers, while property that has sat dormant for a period of time may be viewed as an indicator that rentals in that particular area are down,” Pinder said. “We assist Canadian buyers by conducting research on rental history to help them in the decision-making process.”</p>
<p>Many Canadian investors seek purchasing opportunities in gated communities because these communities offer a community lifestyle with a chance to meet new people and gain lifelong relationships.</p>
<p>Luckily for the interested Canadian, The Bahamas welcomes foreign investors. The International Persons Landholding Act automatically approves purchases of residential property by foreign investors, as long as the property is less than five acres on a single island in The Bahamas. Exceptions to this approval are properties that occupy more than half the land area of a small island or a cay, and property that includes an airport or a marina.</p>
<p>Another attractive benefit to Canadian investors is that if they are looking to purchase vacant land and build a home on it,  the IPLA exempts foreigners from being required to pay real property tax for up to two years on such purchases, as long as the investor begins developing the property during that two-year period.</p>
<p><strong>Tips for Canadian Investors</strong><br />
Pinder has some advice for Canadians interested in owning their own little piece of Bahamian sun, sand and surf.</p>
<p>First, she said, is to research the market.</p>
<p>“If it’s feasible for investors to do so, they should visit the island where they are looking to make a purchase, observe the neighborhood, look into utility costs and consider the available transportation to and from the island,” Pinder said. “If they can’t do these things themselves, it is wise to hire a reputable Realtor who can conduct this research for the buyer.”</p>
<p>When it comes to rental questions, investors should contact leasing offices and property management companies to gather information about current housing trends.</p>

<p>Creating the opportunity to have your <a href="http://www.islandlivingrealestate.com/bahamas-guide.html">Bahamas real estate</a> viewed by hundreds of agents can increase the chances of selling your property quickly and for the best price, said Rachel Pinder, a <a href="http://www.islandlivingrealestate.com/seller-service-guarantee.html">Bahamas Realtor</a> and principle broker of Island Living Real Estate.<span id="more-189"></span></p>
<p>Having your property listed on the Multiple List Service helps ensure maximum exposure to other real estate agents and to those in the market to purchase a home.</p>
<p>“The only way to get your home on the MLS is to list it exclusively with a licensed Bahamas Real Estate Association agent,” Pinder said. “Once your property is listed on the MLS, it will be exposed to the public at large, as well as more than 200 other licensed real estate agents in the Bahamas.”</p>
<p>When first introduced in the Bahamas, the MLS could be viewed only by licensed real estate agents. That has since changed and now the general public can use the site to view properties and educate themselves on the market.</p>
<p>In addition to the MLS benefits, exclusive listings for <a href="http://www.islandlivingrealestate.com/blog/">Bahamas properties</a> have become the trend for other reasons.</p>
<p>“It is better for one <a href="http://www.islandlivingrealestate.com/broker-agent-bios.html">real estate agent</a> at a time to represent a listing,” Pinder said. “By doing this, the seller will get the exposure of all of the other 200-plus real estate agents, but will have one sole person who will take the responsibility for the house showings, feedback, offers, etc.”</p>
<p>When a home seller enters into an exclusive listing, they put that <a href="http://www.islandlivingrealestate.com/seller-service-guarantee.html">Realtor</a> to work for them. They are guaranteed that their Realtor will represent them from the time the home or property is listed, until the day it is sold and that the Realtor will negotiate on the seller’s behalf to get the highest price, Pinder said.</p>
<p>There are benefits for buyers, as well.</p>
<p>“If you like a particular Realtor, stick with that person and they will be able to show you all the listings on the market regardless of which company they are listed with,” she said, adding that this set-up saves the buyer time by dealing with just one person.</p>
<p>Multiple showings are not necessary and there is no doubling up in property showings. Working with just one Realtor also gives that Realtor an opportunity to get to know the client’s wants and needs and avoid wasting their time showing properties that don’t align with the client’s checklist of features they want in their next home.</p>
<p>A Realtor provides useful information to their clients regarding property values, neighborhood, market conditions and obvious physical defects.</p>
<p><strong>Open Listings</strong><br />
The opposite of an exclusive listing is an open listing. This is the term used when more than one agency can list your property. Pinder advises against this because an open listing cannot be listed on the MLS.</p>
<p>“Therefore, it does not get the exposure that an exclusive listing gets,” she said. “For buyers, open listings are a nightmare.”</p>
<p>If a potential buyer calls a <a href="http://www.islandlivingrealestate.com/islands-overview.html">real estate agency</a> and asks to look at homes, they will take the buyer to view some listings. If that buyer then calls a second real estate agency, that agency may show them the same listings they viewed with the first company, Pinder said.</p>

			<content:encoded><![CDATA[<p>Nassau, Bahamas— It doesn’t matter if this is your first home purchase or fourth, closing day can be stressful and possess a lot of unknowns- particularly if you are a foreigner purchasing property in the Bahamas.</p>
<p>But that doesn’t have to be the case, according to <a href="http://www.islandlivingrealestate.com/">Bahamas Real Estate</a> expert Rachel Pinder, principle broker of Island Living Real Estate, a Bahamas realty agency.</p>
<p>“Having some basic information at-hand as you go into closing can mean the difference between feeling like a bundle of nerves or feeling at-ease because you know exactly what to expect,” Pinder, <a href="http://ezinearticles.com/?Lots-of-Second-Home-Options&amp;id=3298617">Bahamas Property</a> expert, said.<span id="more-176"></span></p>
<p>There are several tasks that must be completed prior to closing. Among those items is a title search, according to the First Time Home Buyer Center <a href="http://www.first-time-home-buyer-center.net/preparing_for_closing.htm">Web site</a>. A mortgage lender requires this to ensure that there is a clean title.</p>
<p>In the Bahamas, title search fees can cost between $250 and $500, according to an <a href="http://www.hg.org/article.asp?id=6952">article</a> written by Mario L. McCartney.</p>
<p>Title insurance also must be purchased to provide added assurance that the title is clean. A lender’s policy protects the mortgage lender should a flaw be detected, while an owner’s policy protects the person purchasing the property.</p>
<p>In many areas, a termite certificate is required to prove that the home has been inspected for termites and is free of termite infestation and damage. Pinder also recommends that  buyers have a home inspection done to avoid any other problems that may not be visible.</p>
<p>The mortgage lender will require that the home buyer has homeowner’s insurance to cover damage or loss caused by fire, some weather-related disasters and theft, according to the FTHBC Web site.</p>
<p>“It also is important to note that buyers who require financing must have life insurance in place for closing,” Pinder, <a href="http://www.islandlivingrealestate.com/search-real-estate-bahamas.html">Bahamas Homes for Sale</a> expert, said.</p>
<p><strong>Closing</strong></p>
<p>Closing day involves a lot of signatures and explanations of what is being signed. When purchasing Bahamas <a href="http://www.islandlivingrealestate.com/blog/">properties</a>, the real estate transaction usually involves a purchaser and a seller, each of their attorneys and a <a href="http://www.islandlivingrealestate.com/broker-agent-bios.html">real estate</a> broker, Pinder said.</p>
<p>Prior to closing, the seller has accepted the buyer’s offer and the buyer has made a deposit on the property.</p>
<p>At that point, the broker or a real estate attorney drafts a sales agreement, which is executed by the buyer and the seller. The fee for drafting a sales agreement through an attorney can cost <strong>$150</strong> to <strong>$500</strong>, McCartney said in his article.</p>
<p>Once the agreement is executed,  a copy of the conveyance is held in escrow until the sale is completed.</p>
<p>The seller is paid on closing day and the buyer sends the conveyance to the government registry to be recorded.</p>
<p>Buying a home typically involves a down payment of 5 to 10 percent. Stamp duty fees also will be due at closing. These are paid to the Bahamas government when property ownership is transferred. The amount of stamp duty charged depends upon the cost of the property. It is common for the seller and the buyer to each pay half of this fee.</p>
<p>Stamp duty fees vary according to value, as follows:</p>
<p><strong>Land value Stamp duty</strong></p>
<ul>
<li>Up to $20,000:  2 percent</li>
</ul>
<ul>
<li>$20,000 - $50,000:  4 percent</li>
</ul>
<ul>
<li>$50,000 - $100,000:  6 percent</li>
</ul>
<ul>
<li>$100,000 - $250,000: 8 percent</li>
</ul>
<ul>
<li>$250,000 or more: 10 percent</li>
</ul>
<p>Stamp duty fees also are charged for other deeds, such as affidavits, McCartney said. Recording fees average about $4.50 per page and make up a minimal portion of the overall closing costs.</p>
<p>Legal fees can cost: 1.25 to 2.5 percent of the purchase price, and real estate commissions  typically are between 7 and 10 percent, Pinder, <a href="http://www.islandlivingrealestate.com/agency-information.html">Bahamas Rental Property</a> expert, said.</p>
<p>The Bahamas also has fees that apply to buyers who aren’t Bahamian citizens, McCartney said. Foreigners typically must apply to the Bahamas Investment Board to obtain approval to purchase Bahamas real estate for sale.</p>
<p>For non-citizens, there is a requirement to complete an application to the Ministry of Finance, which costs between <strong>$125</strong> and <strong>$250</strong>. This mandatory application must be  approved and should be recorded in the registry of records with other deeds and documents involved in the subject transaction.</p>
<p>Home buyers who aren’t citizens also must purchase an Annual Homeowners’ Residence Card, McCartney said. That cost is estimated at between $550 and $750 annually.</p>
<p>“Knowing all of this information going into closing means the home buyer is prepared and likely won’t face any surprises,” Pinder, one of the best <a href="http://www.islandlivingrealestate.com/communities.html">Bahamas Realtors</a>, said.</p>

<p>Because lots of people decorate their homes and yards this time of year, it’s a great time to get work done around the house before decorating, said Rachel Pinder, principle broker of the <a href="http://www.islandlivingrealestate.com/">Bahamas realty</a> agency Island Living Real Estate.</p>
<p>“Why not start by tackling those small repairs you’ve been putting off all year?” Pinder, <a href="http://www.islandlivingrealestate.com/search-real-estate-bahamas.html">Nassau Properties</a> expert asked. “You can get your home in great shape so that you can display those decorations on a fresh, beautiful canvas.”<span id="more-172"></span></p>
<p>Lawn decorations are popular for Christmas, so Pinder, <a href="http://www.islandlivingrealestate.com/seller-service-guarantee.html">Bahamas Property</a> expert, suggested cleaning up the yard to prepare. Rake leaves if necessary and prune shrubbery, especially in the front yard.</p>
<p>“If you have limited time or finances, I recommend focusing on the areas that will be seen by most people,” said, <a href="http://www.islandlivingrealestate.com/consultancy.html">Bahamas Waterfront Property</a> expert, Pinder. “Homeowners tend to have holiday parties this time of year and lots of people enjoy driving through neighborhoods and looking at the holiday lights, so you definitely want to put some effort into your front yard, if nothing else.”</p>
<p>It may also be time to take a close look at your home’s front entryway, she said. This is a high-traffic area, so applying a fresh coat of paint and making any necessary repairs to the front entrance will make a big difference in a home’s appearance.</p>
<p>Burned out lighting can detract from a home’s appearance, so be sure to test all outside lighting and landscape light and replace burned out bulbs. Take a look at the walkways, and consider repairing cracks.</p>
<p>“You want to take an objective look at your home as though you are a visitor,” Bahamas <a href="http://www.islandlivingrealestate.com/luxury-showcase.html">Luxury Property </a>expert, Pinder said. “You get used to the little things that need to be repaired or replaced when you look at them long enough, so try to look at your home’s appearance with a fresh eye and ask yourself what would be a turn-off for you if you were considering purchasing the house in its current state.”</p>
<p><strong>Holiday Decorating When Your Home Is For Sale</strong><br />
Once all necessary repairs and spruce-ups are completed and you’re ready to decorate for the holidays, there are some special considerations if your home is on the market, said Pinder, a <a href="http://www.islandlivingrealestate.com/blog/">Bahamas investment property</a> expert. First of all, it’s a good idea to decorate with a “winter” theme, rather than a “holiday” theme.</p>
<p>For example, placing an evergreen wreath on the front door would be a better option than a Santa Claus or religious decoration, Pinder said. Displaying poinsettias or holiday cacti on your front porch would be a better option than potted Christmas trees covered in tiny ornaments.</p>
<p>“I tell my clients to keep their decorations simple, yet elegant,” she said.</p>
<p>When decorating outdoors, less often is more. Placing white lights  in shrubbery and trees often creates a classical look. Additionally, they can make it easier for potential homebuyers to see your home at night.</p>
<p>The “less is more” concept carries over into inside decorations as well, Pinder said. She recommends sticking with a two-color theme if the homeowner wishes to display a Christmas tree.</p>
<p>“I would place the tree in a corner of the room and decorate it entirely in red and gold balls, for example,” she said. “You want the tree to look tasteful and not to overpower the room.”</p>
<p>Place a tree skirt beneath the tree and limit the number of presents displayed beneath. It also is important the the tree doesn’t impede the natural traffic pattern inside the home.</p>
<p>The good news for people selling their homes during December is that December home buyers tend to be serious, Pinder said.</p>
<p>“People who are house hunting during the holiday season typically are doing it out of necessity,” she said. “So making those needed repairs and decorating wisely can make your home appealing to a broad spectrum of potential buyers.”</p>

A variety of new communities are either in the works or recently have been completed, including Baker’s Bay on Abaco, Columbus Cove and Palm Cay on Nassau and Ocean Place on Paradise Island.<span id="more-165"></span><br />
Before jumping into second home ownership, however, there are some factors to consider, Pinder said.<br />
<strong>Can You Afford It?</strong><br />
First, it’s important to know whether owning a second home makes sense financially. Second homes need to be sound financial moves, Pinder said. This is the case with any home purchase but is particularly true for a second home. Consider possible expenses and extra costs involved with second home ownership.</p>

<p>Construction of the business park is scheduled to begin in early October and the project is expected to be completed by May 2010 . Businesses will be able to occupy space there beginning in May.<span id="more-160"></span></p>

<p>Independence Business Park is located on East Street South and is comprised of two buildings, Pinder said. Building A has 13 units that are 1,200 square feet or larger and are suitable for design or workshop studios, storage units or industrial uses. Larger custom space also is available. Building B includes seven units, which also can be customized to create larger spaces if necessary.</p>
<p>Pinder said the ability to customize the space to accommodate larger businesses is a key feature that differentiates Independence Business Park from other business parks in the Bahamas.</p>
<p>“The spaces are designed so that you could have workshop and showroom spaces in the same building,” she said. “We believe this new business park is addressing a definite need in the <a href="http://www.islandlivingrealestate.com/community.html">business community</a>, and we anticipate that these spaces will go quickly.”</p>
<p>The park features convenient parking; large, hurricane impact windows; lots of natural light; maintained landscaping; and 24-hour security systems.</p>
